An Energy Performance Certificate (EPC) is a document that provides information about the energy efficiency of a building. Using rating bands ranging from A (highly efficient) to G (poor efficiency) the certificate shows performance against estimated fuel costs (the Energy Efficiency Rating) and in-use carbon dioxide emissions (the Environmental Impact Rating). It also provides advice on measures that can be taken to improve energy efficiency.
EPCs are valid for 10 years and are needed whenever a property is built, sold or rented. Certificates for newly built properties are generated from a SAP assessment (domestic) or SBEM (non-domestic). EPCs can also be provided in this way for buildings that undergo conversion, renovation or extension.
Where we have previously carried out the design stage SAP assessment, we can provide an EPC very quickly – usually within a day of the request. The process takes a little longer when producing an EPC from scratch but can generally be completed within a few days if all the required information is provided promptly.
Existing properties with an expired EPC are assessed differently, using the RdSAP method. Please note that we do not provide RdSAP assessments – a list of accredited RdSAP assessors may be found here.
